Create a dated mitigation record
Keep general records of defensible-space work, vegetation management, roof and vent characteristics, exterior materials, access, water supply, and community programs. Ask what evidence a particular insurer accepts.
Review insurance-to-value
Market value and rebuilding cost are different concepts. Ask how the dwelling limit, extended replacement cost, building-code coverage, debris removal, and additional living expense work under the proposed policy.
If standard coverage is difficult to find
California’s FAIR Plan is a limited basic fire policy rather than a substitute for every protection in a homeowners policy. Ask a licensed professional to explain whether separate difference-in-conditions coverage is available and how the policies interact.
